Regarding the building and HOA from the seller. 1/19/2022
To our knowledge, there are no special assessments coming up. There was a special assessment in 2020 (which has been paid in full) as a result of rebuilding/updating the elevator, updating our security system/lobby access and various entry doors, redoing the front lobby, and painting the stairwells. The garage roll-up door was replaced within the last few years, and the roof was worked on several years ago.
Attached is the balance sheet from the 2021 annual meeting. The balance sheet is from the calendar year ended December 2020. As an FYI, the reserve is made up of all of the CD ($36,335.65), all of the Reserve account ($11,661.13), and part of the Operating account ($125,323.02). I am not sure how much of the operating account is allocated to the reserve.
The sellers also told me (Chris Gibson) they had a reserve study done in recent years and that they are accumulating reserves according to the reserve study.
