I went and saw 4286 S Akron in Cherry Creek Village
My thoughts about 4286 S Akron are as follows. New carpet and flooring is desperately needed. A nice kitchen upgrade has been completed but it is being brought down and offset by terrible carpet, flooring, and an extremely strong smoke smell. It has a nice open layout. Being at the end of a cul-de-sac is nice. Because they are next to a large concrete wall they get away with having a boat stored in the back yard. There is not much noise from I-225 except on the 2nd floor. There are very nice mountain views. Basement does not have egress windows. The curb appeal of the home is good except that the new siding is cheap plastic siding. The home has a new roof.
I went and saw 4566 S Yosemite in Cherry Creek Village
I think that the recent sale of 4402 S Yosemite in Cherry Creek Village is interesting
This home is much smaller than your home. It sold for $678,000 and it will have to be completely remodeled and gutted. It has 3 bedrooms like yours and no bedrooms in the basement. It will be interesting to see how much the other 2 homes sell for but I would imagine that your home should sell significantly higher than 4402 S Yosemite. I really think this sale alone puts your home in the $725,000 - $750,000.
