A 2-acre lot at the end of a cul-de-sac just about 1 hour 45 minutes from Denver and similar to Colorado Springs. Far enough to escape civilization but not too far to not do it on a regular basis. A great escape to come camping, or a wonderful spot for your dream home. Indian Mountain has a voluntary HOA and a clubhouse. It is a neighborhood of rolling hills with lots of exposed rock formations and Aspen trees to go along with 360 degrees of views. Most houses appear to have gas delivered. There is a power pole at the entrance to the cul-de-sac so it should not be too far to run power to the lot. Homes have sold on similar lots for $535,000 (see 760 Haida Lane) and $520,725 (see 350 Shetland) and one is pending that is listed for $629,900 (see 684 N Quarter Horse Road). There may be internet & cable service in the neighborhood because I did not see a lot of dishes and I did see some cable boxes. Minimal cell services but I was able to make cell phone calls. The neighborhood roads are well maintained (not a lot of potholes) and not too steep, so it appears possible to negotiate without a four-wheel-drive or a high clearance vehicle. Our understanding is that the roads are county maintained but the buyer should verify. The lot is relatively flat and clear while being surrounded by hills, valleys, and trees. This could make lot mitigation less expensive. About a 1-hour drive to Breckenridge Ski Resort. Under 30 minutes to Tarryall Reservoir which is next to hiking and backpacking in Lost Creek Wilderness. Seller does not possess a well permit, survey, or soils test. 360 DEGREE AERIAL PHOTOS AND VIDEO AT THE VIRTUAL TOUR LINK
